The Action: On the first day of exposure, this detached, side-split house was lined up for just five showings, but it was enough for two competing offers to materialize. The one submitted without conditions was accepted.

What They Got: In the 1970s, this stucco and plaster-clad residence was constructed on a 65-by-121-foot lot with living space on four levels and an attached, double garage.

Renovations were done over the years, so it currently features a fireside living room with vaulted ceilings, a dining area with access to a rear den and custom kitchen with full height cabinetry, stainless steel appliances and French doors to an outdoor kitchen and in-ground pool.

For casual activities, there is a family room on the lower level, and a recreation room and office further down in the basement.

The top floor is reserved for three bedrooms, including a master suite with one of three bathrooms.

The Agent’s Take: “The Princess Anne Manor and Princess Gardens neighbourhood is well-liked by homebuyers due to the great schools in the area, convenient access to transport and the many wonderful parks in the neighbourhood,” agent Adrienne Farquhar said.

“With so many extraordinary attributes, there is competition for homes when they come on the market.”

This particular house was equally exceptional.

“This beautiful one-of-a-kind home in Princess Manor had so many fantastic selling features [like] the limestone wood-burning fireplace in the living room, luxurious pool with a waterfall, and outdoor kitchen with a built-in barbecue, wine and mini fridges and a fire pit,” adds Ms. Farquhar.

“High-end finishes throughout [include] beech hardwood floors, French doors with phantom screens, granite counters, closet organizers and heated floors in both upstairs bathrooms.”
