The Action: Agent Sheree Cerqua arranged a cosmetic makeover for this detached house before roughly 20 buyers were permitted private showings, 20 realtors attended an agents-only open house and a large crowd arrived at the public open house.

Even with several Leaside homes on the market for buyers to chose from, this one brought in two offers by the time the sellers were prepared to review proposals.

What They Got: About two decades ago, this two-storey residence was custom-built with three bedrooms, four bathrooms and an attached garage with a private driveway on the 36-by-125-foot lot.

There is a fireside living room and traditional dining room for formal gatherings, as well as an open eat-in kitchen and family room across the rear with hardwood floors, pot lights, picture windows and sliding doors to a deck and fenced yard.

Carpeting cushions the bedrooms upstairs, including a master suite with his and her closets and a private bathroom, along with a lower level guest bedroom and recreation area with above grade windows.

The Agent’s Take: “There are a lot of semis, then this big gap, and then there are a lot of really expensive homes because of all the development going on,” says Ms. Cerqua, who explains houses sell for up to $1.7-million. “When [$1-million properties] do come up, often they’ll get quite a bit of attention.”

This property’s size and shape also suited the needs of busy families in particular.

“This house was very well maintained, it has great space and it was on a wider lot,” says Ms. Cerqua, who notes the lot is six feet wider than the average, so many buyers liked the prospect of adding a pool. “More people want them because they don’t have the money to have a cottage.”
