DAYS ON THE MARKET Four

LISTING AGENT Mary Jo Vradis, Royal LePage Estate Realty

The Action: When this freehold brownstone was purchased five years ago, it was the last vacancy on a short cul-de-sac in Queen West Village. So demand was expected to be high when it was listed this summer and offers were to be held off until one week of market exposure. But two strong offers were presented early and the weekend open houses were cancelled.

What They Got: This nearly 20-year-old townhouse on a 16-by-96-foot lot was designed with three bedrooms and several entertaining areas, including a ground-level family room with access to a patio, storage room and garage.

Practical improvements include an updated roof, heating and cooling systems replaced seven years ago, and a new driveway, windows and central vacuum system put in more recently.

The interiors were recently modernized with oak hardwood floors, four stylish bathrooms and a more open, eat-in kitchen with granite counters, stainless steel appliances and double doors to a Juliet balcony, plus a stone façade for a wood-burning fireplace in the living and dining area. Highlights on the top floor consist of a master suite with a private bathroom and a secondary bedroom with a sky lit den.

The Agent's Take: "They are huge brownstone with two-car parking and over 2,400-square-feet, and it's on a cul-de-sac, so there's no traffic, and it's literally two blocks from Queen Street," agent Mary Jo Vradis said.

"You don't get much more central than this, and it's pretty rare to find something of this size in such good shape with two-car parking."

The fact the interiors were essentially gutted was also a major attraction for buyers. "[The seller] paid attention to the details, so he probably did more than he needed to in a lot of cases," adds Ms. Vradis.
