The Action: Near the Toronto Hunt Club in the Birch Cliff community, this two-bedroom corner suite was toured by about 10 buyers. Unexpectedly, a bid materialized from a person who happened to be in the boutique building.
What They Got: Less than five years ago, a six-storey midrise was built just south of Blantyre Park with more than 40 units, including this 1,517 square-foot model on the fourth floor.
Views of the park are unobstructed, especially from north and east-facing windows. The unit has sliding terrace doors, a living room with a gas fireplace, hardwood floors that extend into the dining area and kitchen with a granite-topped island.
Enclosed areas include two bedrooms, one with frosted glass entry doors, a walk-in closet and one of two full bathrooms.
A locker and parking offer storage for the unit, which is tagged with monthly fees of $420 to cover water costs to party room upkeep.
The Agent’s Take: “The buyer fell in love with the light from the corner windows,” says agent Irene Kaushansky.
“There are bigger units that are two-storeys and smaller units that are two-storeys, and this particular one – because of its size and the fact it’s all on one level – contributed to the good use of the space.”
This building’s attributes were also a highlight. “Because of its size and lack of amenities, the maintenance fees were really low,” Ms. Kaushansky adds.
“It’s also a very green building with a green living roof that contributes to energy efficiency … efficient lighting and an on-demand hot water system, which also made it unique for a condo building.”
