The Action: Agent Ira Jelinek often creates video tours for properties he lists, but the one shot for this one-bedroom plus den corner suite at Sixty Lofts really hit a nerve, prompting more than a dozen buyers to book in-person visits. One visitor came back with a negotiable offer even with a pair of identical suites – both staged – available in the same building.

What They Got: About five years ago, this fifth floor suite was given the feel of a hard loft with 10-foot, exposed concrete ceilings and open concept living and dining area with a Juliet balcony.

Bringing warmth to the space is a wall of windows facing south-east and bamboo wood floors from the master suite to a kitchen decked out with stainless steel appliances, white lacquer cabinetry and an eight-foot long island with seating.

Supporting elements include two bathrooms and en-suite laundry facilities, along with a locker and parking. Monthly fees are $505.

The Agent’s Take: “In this little pocket, everyone does the same type of … lofty look with exposed concrete ceilings and a really modern look,” says Mr. Jelinek. “What set ours apart is we had a lot of updates and it was done to the nines.”

In addition, buyers were happy only to have a shared party room and rooftop terrace on site. “The maintenance fees are pretty affordable because it’s bare bones – you don’t have a gym, pool or concierge,” Mr. Jelinek adds. “That’s pretty appealing for people who don’t want that type of stuff.”
