The house also has hardwood floors, crown mouldings, a two-car garage, and professional landscaping. The buyers liked that it also backs onto a playground and is close to shopping on Kingsway.

The Action: The house was on the market for 115 days, with a different realtor.

"I took a different approach to marketing the home and managed to get two offers presented within days," says agent Keith Roy.

"Eventually, the home sold to offshore buyers who are brand new to Canada."

The Agent's Take: "As the cost of homes in Vancouver has increased, legal basement suites have become more and more important for buyers," says Mr. Roy.
