The Action: The older buildings often have the best deals. The unit drew a crowd, probably because it's a 919-square-foot two-bedroom for $550,000 in a desirable location. "More than 60 groups viewed the home in one weekend and three offers were received," says listing agent Keith Roy. "All of the offers were very close, but the winning buyer needed only one day to do a quick inspection before they agreed to the purchase."

What They Got: The Magnolia mid-rise in Fairview Slopes is an uncommon building because it has only one suite per floor. That means no common walls. As well, each unit has north, west and south exposure on two separate patios. The two-bedroom unit on the first floor is bright with garden views, 11-foot-high ceilings, hardwood floors and a gas fireplace. The building, built in 1996, is close to Granville Street shops and transit.

The Agent's Take: The condo was impeccably staged, which made a huge difference, says Mr. Roy.

"Condos haven't really benefited from the hot spring market, so I help my clients stage their home prior to selling it. A few thousand dollars spent on staging can get you tens of thousands in return, or at least ensure multiple offers."
