The Action: A preview event and open house was organized for this ranch bungalow, which initially received two offers. The accepted bid fell apart in the following days, so a second open house generated two more proposals from serious buyers, including one that was solidified after a home inspection.

What They Got: This elevated 36-by-128-foot corner lot lies beneath a 1,894-square-foot residence with a fenced-in backyard landscaped with grass and patio areas, as well as a garage off a laneway.

In the past few years, this 65-year-old residence was updated by the sellers, who replaced the windows and refinished the oak and fir floors in two bedrooms, the fireside living and dining areas, as well as rem odeled the main bathroom and kitchen, which features new butcher block counters, cabinetry and backsplashes.

The basement suite has a two-bedroom and one-bathroom set up with an open kitchen and entertaining area off the separate rear entrance.

The Agent’s Take: “This home sits on a slightly larger than normal, high corner lot in a great family neighbourhood,” says agent Keith Roy, who explains that neighbours are friendly and often attend events in a nearby park.

“If you look at a map, this home is right in the middle of the City of Vancouver with easy access to every part of town by bike, bus or car.”

While builders hoped to redevelop the property – as half the homes on the street are new – the new owners will reside there as is. “The upstairs of this home has been fully renovated,” Mr. Roy notes.

“Even though this is a small war-time bungalow, it feels much larger because it sits so high off the lot.”
