LISTING AGENT Greg Carros, Sotheby’s International Realty Canada

The Action: Shaughnessy is home to grand estates valued upwards of $10-million, so it can take several months of marketing to secure a sale. In comparison, this detached residence nearby Quilchena Park sold relatively swiftly following its 70th private showing late last year.

What They Got: At the southwest corner of two residential streets, a 40-by 120-foot lot grounds this 3,328-square-foot house with north and south-facing patios and a double garage off a laneway.

Interior appointments within this eight-year-old residence are upscale, such as pot lights, hardwood floors, elaborate mouldings and French patio doors in the fireside family room off the eat-in kitchen and the formal dining room by the fireside living room.

Private quarters include a second floor office and three bedrooms, including a master suite with a deck, walk-in closet, another gas fireplace and the largest of five bathrooms, plus there is a guest bedroom around the corner from a fireside recreation room in the basement.

The Agent’s Take: “It’s close to everything, like shopping and Arbutus Club, and downtown is 10 to 15 minutes by car and the airport another 10 to 15 minutes,” says agent Greg Carros. “It’s an excellent location.”

The home’s size and setup also pleased buyers. “It was perfect for people to scale down to because … it was on a smaller lot than most Shaughnessy houses,” Mr. Carros notes. “It was well designed and exceptionally well maintained.”
