The Action: The listing agents were about to list the property on the market, but they discovered social media worked better. After posting the duplex on Facebook and Instagram, they received close to 2,000 views, listing agent Jason Dryburgh says. As a result, two buying agents requested previews of the property over the weekend, prior to the listing going live.

“The sellers were at first hesitant, as the plan had been to delay reviewing potential offers until after a full weekend of open houses, ensuring everyone had a chance to view,” Mr. Dryburgh says. “However, we moved forward with the two showings that lead to two very competitive offers and ultimately, a firm sale.”

By the time the listing appeared on the Multiple Listing Service, an offer had already been accepted.

What They Got: The half duplex is located in a family-oriented cul de sac in Willoughby Heights, steps to Yorkson Creek Middle School and Yorkson Park. The two-year-old freehold unit has a south-facing backyard, open-floor-plan living area, vaulted ceiling, four bedrooms, three-and-a-half bathrooms, fully finished basement and is 2,533 square feet over three levels. The unit includes high-end appliances, wet bar, window bench seats, wainscoting, and fireplace.

The Agent’s Take: “We have always emphasized the power of our social-media reach in interviewing with potential sellers,” Mr. Dryburgh says. “It continues to surprise us both as to how many people don't necessarily understand the value this brings in marketing their home, whether a multimillion-dollar estate or entry-level condo. To see it come to fruition and garner this type of record sale price for the subdivision and all duplexes in this sought-after area is a huge win for everyone.”
