LISTING AGENT James Garbutt, Sutton West Coast Realty

The Action: Agent James Garbutt received six offers on the unit, which the seller had originally purchased in January, 2013. The price set a record for the building.

"Not all properties are slow this fall," he says. "There is still a demand for two-bedroom townhouses, and this sale proves it."

What They Got: This 965-square-foot townhouse in Cobblestone Walk was built by Bosa 16 years ago, with two bedrooms and two bathrooms. The two-level corner unit has two private entrances and a large kitchen with island. Features include a gas fireplace and three-piece ensuite in the master bedroom. The unit is within walking distance of the SkyTrain, shops and schools, and comes with one parking stall.

The Agent's Take: The buyers, a young couple from Vancouver, liked the fact that they could walk straight into the unit off the street, Mr. Garbutt says. They also liked the open floor plan and the extra light that a corner unit gets. It's also bigger than many of the townhouses being built today. "It's a great value as townhouses in this price range rarely come available in New West," he says. "In fact, there is just a shortage of townhouses, period."
