TAXES $3,293.02 (2013)

LISTING AGENT JoAnne Gludish, Royal LePage Real Estate Services Ltd.

The Action: At the end of a cul-de-sac, this semi-detached bungalow was unlike other listed properties in the west-end community, so there were 40 showings in a matter of days and two busy open houses. The price point seemed attainable for first-time buyers and downsizers especially, so there were 17 offers, including bids well over $700,000.

What They Got: In the past few years, quartz-topped counters, an island, stainless steel appliances and a computer nook were added in the kitchen of this 1950s brick bungalow, which also bears stylish hardwood floors and crown mouldings in the open living and dining areas and three bedrooms.

The basement was partially redone so it has a guest bedroom, a second bathroom and a recreation room with a wood-burning fireplace, plus a side door to the 23-by-197-foot lot and double garage with a work bench.

The Agent's Take: "There's always something on the market, but there wasn't anything that would compare with this because it was so beautifully done with a lot of attention to detail," agent JoAnne Gludish said.

"The seller thought they might have another family member living in basement, so they created a laundry closet on the main floor. The two units could be separate, so that was an advantage too."

The outdoor space also had its merits.

"The lot was stunning, it was huge and it's on a cul-de-sac," says Ms. Gludish, who cites average lots are about 50 by 120 feet. "The area is good, it's a nice pocket."
