LISTING AGENT Mario Lunardo, Spectrum Realty Services Ltd.

The Action: About 20 buyers booked private showings to tour this brick bungalow in the West Deane community near Pearson airport. It sold so quickly in a bidding war between four buyers, agent Mario Lunardo still receives inquires about it months later.

What They Got: Modern updates have largely escaped this roughly 50-year-old house, which contains three bedrooms, one bathroom, living and dining areas and a lower-level family room, plus a main-floor kitchen with ceramic tile floors rather than hardwood like the other rooms.

Four cars can be parked on the private driveway at the front of the 45-by-122-foot lot, which is close to schools, parks and extensive recreational facilities at Centennial Park.

The Agent's Take: "The location is prime with the 427 [highway]running right past it and it's a great neighbourhood that's got good schools, community centres and shopping," says Mr. Lunardo. "Today, it's important for a family to move into a mature neighbourhood."

The property's original condition and average lot size also allowed for a great deal of personalization.

"The trend is to get a property like 74 Hollister, gut it all down or … start all over again and build a large two-storey home," says Mr. Lunardo, who notes that the buyers chose the former option.

"The new purchasers gutted everything out, torn down walls and have new floors and windows going in. The place has had a complete facelift."
