LISTING AGENT Dino Capocci, Royal LePage Real Estate Services Ltd.

The Action: This two-storey semi-detached banked eight midweek visitors and 20 open house attendants when it came to market late last fall.

Several tire-kickers came back ready to present their best on the offer date.

What They Got: The roof, windows and furnace are the newer parts of this roughly 70-year-old house with 10-foot ceilings above a classic living room, dining area and eat-in kitchen with a walkout to a patio and fenced 17-by-72-foot lot, as well as three upper bedrooms and a lower-level recreation room served by two full bathrooms.

The Agent's Take: "Even though it's on a busier street, it didn't faze too many people because they like the location, and the whole area is changing," agent Dino Capocci says.

"It's a typical semi-detached [house], but it has a little bit of a higher ceiling on the main floor, so it gives you the impression of a larger unit."
