LISTING AND CO-OP AGENTS Niels and Doris Christensen, Re/Max Professionals Inc.

The Action: Just a couple blocks east of Yonge Street shops, restaurants and Mel Lastman Square, this updated bungalow was booked for a few dozen showings before it sold for $1.08-million.

What They Got: Since 2005, the previous owners of this brick-and-stone bungalow kept it working order by replacing the windows, roof and eavestroughs outside, as well as the gas fireplaces, heating and cooling systems inside.

Private areas include three bedrooms and a fourth in the basement, along with four-piece bathrooms on each level.

Public quarters consist of a fireside living room, a dining room and remodelled eat-in kitchen, as well as a lower-level games room and fireside recreation room with above-grade windows and laminate rather than hardwood like the rooms above.

Outdoor assets consist of a 70-by-86-foot lot with an attached garage at the front and a fenced patio and south-facing garden at the back.

The Agent’s Take: “The architectural style of the home was of appeal because it had so many versatile options that the buyers could have, whether they want to live in it as is or … expand the home in the future,” says agent Doris Christensen.

“It had a separate entrance to the lower level, which is as large as the upper level, which is always a nice feature in bungalows.”

But what initially brought many shoppers to this property was its location. “That’s a very in-demand neighbourhood, so there are many newer homes in the area also,” Ms. Christensen adds. “[These buyers] liked the accessibility of that community.”
