DAYS ON THE MARKET Eight

LISTING AGENTS Cameron Weir and Scott Hanton, Keller Williams Advantage Realty

The Action: In an established East York community, this detached, back-split residence was given an aggressive price in the mid-$400,000s and various cosmetic makeovers, which successfully pulled hundreds of visitors to the open houses late February. After the weekend, a bidding war broke out between 17 buyers, including many local families. What They Got: This updated post-war home on a 34-by-100-foot corner lot appears to be a traditional, brick bungalow from Amsterdam Avenue, but the side view reveals three levels of living space for a total of 2,709 square feet.

In the past few years, the previous owners not only added the two-car garage, walkway and fencing around the south-facing yard and shed, but modernized the eat-in kitchen with tile flooring, granite counters and stainless steel appliances.

Original areas inside consist of an L-shaped living and dining area and a small den – or small bedroom – on the main floor, which features a set of stairs up to two bedrooms and a secondary staircase down to a side exit and lower-level recreation room with a fireplace, one of two bathrooms and laundry room with entry to the garage.

The Agent's Take: "There wasn't too much on the market, so that's why we sold this property for over $100,000 because of supply and demand," agent Cameron Weir said. "It's a lot of bang for your buck, when you look around to see what you can get for $555,000 in Toronto now."

While more properties are being topped up in the area recently, this one will likely remain as is. "It was just turnkey for someone to move in," Mr. Weir said. "It's a very light, bright house and it has a lot of room and space in it."
