DAYS ON THE MARKET Three

LISTING AGENT Boris Kholodov, Royal LePage Real Estate Services Ltd., Johnston and Daniel Division

The Action: In April, several Annex homes were open for a change in ownership, but few were as grand as this three-storey house on a 33-by-128-foot lot. About 50 parties streamed through its doors and two produced rival bids.

What They Got: Over the past decade, this century-old Edwardian was renovated to add new amenities as essential as updated mechanics and as elaborate as a stylish eat-in kitchen with stainless-steel counters, island, Wolf and Sub-Zero appliances and garden exit.

The 3,428-square-foot plan retains classic hardwood floors and fireplaces in formal living and dining rooms and a grand foyer with beamed ceilings and staircase to five bedrooms, including a second-floor master with the largest of four bathrooms, dressing room and deck, plus a third-floor office.

There are front and rear entrances into a 1,250-square-foot basement suite with a fireside family room, kitchen, bedroom and bathroom.

The Agent's Take: "It's a large house for the area, but certainly not the largest," agent Boris Kholodov says. "It's essentially a six-bedroom house, plus it has a large basement apartment and a wonderful yard in the rear."

Though previously gutted, old favourites were kept. "There are some original fireplaces and the millwork and cove ceilings in principal rooms have been preserved," Mr. Kholodov says.
