The Action: No staging was needed to improve the presentation of this two-bedroom corner suite before about 40 buyers were allowed private showings.

What They Got: On the ninth floor of the first of two towers completed in the X Condominiums community near Bloor Street, this 935-square-foot suite is especially bright, with sliding balcony doors and walls of south and west-facing windows lining the open living area and dining space by the kitchen.

The sellers recently spent $25,000 to improve the form and function of the property, which has the luxury of hardwood floors, glass back splashes and a master suite with his-and-hers closets and entry to one of two four-piece bathrooms.

Monthly fees include $160 for a rental parking spot and $448 to cover water and heating costs and operation of a gym, outdoor pool, rooftop deck, games, media and party rooms.

The Agent's Take: "It was much more attractive than what you'd see in other units in the building," says agent Boris Kholodov. "My clients had spent some money on built-ins, window covering and many other attractive features that helped sell the property for a good price."

The tower's location also makes it a popular choice among buyers. "It's very close to Yorkville, TTC, Bloor Street shopping and many other conveniences the city has to offer," Mr. Kholodov adds.
