The Agent's Take: "The first showing submitted an offer," Mr. Gwillim says. The market is definitely shifting he says. "Sales are down and listings are way up." The oil crunch is "forcing a lot of owners to put properties on the market ahead of their original 'schedule.' Prices will likely take a hit if we continue with this trend of slower sales and higher inventory.

"I believe 2015 could be the year of the buyer. Low interest rates, more choice of product, and a realistic ability to negotiate on their purchase – something they haven't benefited from for at least two-plus years."
