LISTING AGENT Courtney Atkinson, Century 21 Foothills Real Estate – Lethbridge
The Action: The residential community south of the University of Lethbridge had a healthy number of properties for sale this summer, so the average home spent most of it – 70 days – on the market before selling. This custom builder's home outperformed, having 23 showings and a sealed deal in 57 days.
What They Got: In 2008, a builder designed this 2,718-square-foot house as his personal residence, with three bedrooms upstairs and open entertaining areas on the main and lower levels with floor-to-ceiling fireplaces and a wet bar, plus a double garage and fenced 48-foot by 115-foot lot.
- Notable appointments include hardwood floors throughout, granite and tile finishes in the kitchen and sliding doors to a deck and patio area off the dining area.
- Conveniences include a central vacuum system, main-floor laundry, four bathrooms and a lower-level guest suite.
The Agent's Take: "This home was built by the homeowners who are small-time builders, so they did a really good job with it," says agent Courtney Atkinson. "For example, they took the hardwood all the way up the stairs, which is very uncommon because it can be $100 per step. … So they did a wonderful job customizing that and giving it a unique layout."
The setting is also picturesque, with parks and gently winding streets. "It's on a crescent off a main boulevard with hardly any through traffic at all, so it's super private," Mr. Atkinson notes. "It's a great place for raising a family … but still having ready access to an easy exit of the development."
