LISTING AGENT Christopher Bibby, Sutton Group Associates Realty Inc.
The Action: Roughly 30 parties had a private viewing of this 925-square-foot penthouse in Roncesvalles.
What They Got: In one of two buildings within the Robert Watson Lofts development, this loft-style suite features 10-foot ceilings above hardwood floors, exposed brick walls, floor-to-ceiling windows and walkouts to a balcony spanning the unit's width.
Before construction three years ago, the original owner - and seller - had the builder convert the plan's galley kitchen into a U-shaped prep area and reduce the size of a bedroom to create a dining area separate from the living room.
The unit comes complete with a full bathroom, laundry machines and stainless steel kitchen appliances, including a gas stove, as well as two lockers and parking.
Among some costs covered by a monthly fee of $428 are heating and maintenance of party and recreation rooms.
The Agent's Take: "If you want to live in a newer building of quality construction in that neighbourhood, this is probably the only option," agent Christopher Bibby says.
"It's got the park next door, a farmer's market that goes from spring to fall, and being one block off Roncesvalles Avenue is great."
The unit's rare attributes also swayed buyers. "It was a one-of-a-kind floor plan," Mr. Bibby says. "It had southeast exposures, so you did have some views of the lake but the view of the city was completely unobstructed."
