DAYS ON THE MARKET One

LISTING AGENTS Paul Johnston and Matt Manuel, Right at Home Realty Inc.

The Action: The sellers of this three-storey townhouse chose finishes and features similar to a former showroom promoting the infill project built by Urban Capital and Shram Homes and designed by Cecconi Simone three years ago. So it quickly received a dozen requests for tours and an offer placed by the day's end.

What They Got: The newest addition to a residential street near Trinity Bellwoods Park takes the form of modern, freehold townhouses, including this 1,900-square-foot home with parking accessed via the basement and a common garage maintained by monthly fees of $133.

The 13-foot-wide lot is maximized with an open dining area, kitchen and rear living space with hardwood floors and a terrace, as well as a floating, glass-lined staircase to two second-floor bedrooms and a third-floor master with a custom walk-in closet, deck and one of three bathrooms with a freestanding tub and glass shower stall.

The Agent's Take: "There are some older townhome developments, some that are full Victorians, but the bulk of the housing stock is pretty modestly sized, two-storey houses, so these ones are larger and more stylish," agent Paul Johnston says.

Appointments also exceeded expectations, especially for those who saw project renderings pre-construction. "In this instance, what was delivered was exactly what was promised, which is rare," Mr. Johnston adds.
