LISTING AGENT Dino Capocci, Royal LePage Real Estate Services Ltd.

The Action: Multiple offer scenarios are uncommon in the Courtyards of Concorde residence surrounded by the Charles Sauriol Conservation Area – bisected by the Don River. But this two-bedroom corner suite had two out of seven visitors double back with strong offers.

What They Got: This south-east-facing suite in an established mid-rise bears 1,334 square feet of living space anchored by a living room with a gas fireplace, a dining room with French entry doors and a separate eat-in kitchen with granite counters, three-year-old appliances and a balcony with a gas outlet.

  • Behind closed doors is a laundry room and two bedrooms, including a master with a walk-in closet and a five-piece ensuite, the larger of two full bathrooms.
  • A pair of lockers and parking spots complete the unit, which owes $965 monthly for water, heating, concierge, gym, saline pool, party room and tennis court.

The Agent's Take: "It's not one of the biggest [units in the building], but it has two bedrooms, two full bathrooms, a huge living room with a fireplace, dining room and big kitchen," says agent Dino Capocci, who fielded many inquiries from local downsizers. "It overlooks the valley and trees, so the view was amazing."

Plus, there are perks to being in an older building, such as extra personal and shared space. .

"It is one of the buildings with the better amenities, it has a huge pool and a big library … and tennis courts, so the amenities are second to none."
