In early November, Rosehaven Homes inaugurated the sale of a luxury infill project in Oakville offering grand rotunda foyers, wide hallways and spacious living and dining rooms, as well as master suites with anterooms, dressing rooms and large bathrooms.

House hunters may be surprised that those elements are not part of a collection of grand estates, but rather describe 36 one– and two-bedroom suites in a boutique four-storey condominium at the corner of Randall Street and Trafalgar Road.

“In the downtown Oakville area there is nothing quite comparable and even in the broader GTA there are high-end developments, but nothing that is small-scale in terms of the number of suites,” says sales and marketing manager, Joseph Alberga.

“A lot of other projects combine smaller and bigger suites and varying levels of finishes, whereas here, all the suites are a large size … and a higher level of luxury all the way through.”

For instance, units will contain 1,807 to 3,232 square feet lavishly appointed with bronzed fireplaces, hardwood and marble flooring and 10 and 12-foot ceilings, as well as dens, pantries, built-in bars and laundry rooms with sinks in some cases.

Even storage will be ample with two-car parking, a locker and bike storage for each unit.

“We’re anticipating the demographic is the long-time Oakville resident who probably owns an exclusive property in the area and are now looking for something similar at a different stage of their lives,” says Mr. Alberga.

“A lot of people have a certain lifestyle they want to maintain but without the maintenance, cost and expense associated with maintaining a large property.”

Yard work will be virtually eliminated, with Juliet balconies in most suites and private rooftop terraces up to 1,358-square-feet with yew hedges, black metal planters and granite paving stones for penthouse suites.

A monthly fee of 60 cents per square feet will take care of a common rooftop terrace with lounging, dining and barbecuing areas and a stately lounge off the lobby befitting of the French Beaux-Arts-style building designed by architect Richard Wengle.

“The architect came up with the concept to mimic the feel that we all get when we’re away on vacation in one of those old, luxurious hotels,” says Mr. Alberga. “Everything in it captures that timeless elegance if you look at the symmetry of it with the window fenestration and formal colonnades.”

Specialty retail and dining will also be added at the base of the low-rise after completion in the spring of 2016, but in the meantime, there are many established amenities nearby.

“The location is literally in the heart of downtown Oakville, so you’re two blocks from Lakeshore [Road], which is the main thoroughfare before you hit the lake,” Mr. Alberga states. “So when we say you’re walking distance to the shops and restaurants, we’re not stretching what’s true.”

Private galleries and the Oakville Centre for the Performing Arts also provide entertainment in town, which is a 20-minute drive west of major attractions in Toronto and an hour’s drive to award-winning wineries of the Niagara Region.
