This month, the developers behind Mississauga’s curvaceous Marilyn Monroe towers will usher in a new condominium with clean-cut lines and a bold crimson hue to rise near the Sherbourne subway station.

“It’s striking and very different and unique from anything that I’ve built or experienced in the city,” says Sam Crignano, president of Cityzen, which partnered with Diamond Corp. and Fernbrook Homes to create the infill project.

“And to some degree, it sits well within its context with a brick façade.”

Designed by Thomas Kerwin of bKL Architecture – a Chicago-based firm that worked on the developer’s Garrison Point community – the 50-storey building will rise from a four-storey podium integrating an over 130-year-old heritage building at 592 Sherbourne St., at Selby Street, south of Bloor Street.

“It used to be the old Gooderham mansion, so the mix of the old and new is quite interesting, and that neighbourhood is transitional [with the] old and new, so this kind of represents what exists there today,” says Mr. Crignano.

“There are a number of heritage features inside the home that will be preserved [such as] certain mouldings and a fireplace, and there will be very few modifications to the layout of the home.”

Johnson Chou Inc. will oversee interior designs, including the historic building – initially a private home, then an exclusive girls’ school and currently the Clarion Hotel – to house amenities, such as a guest suite, theatre, private dining and party rooms. A deck, pool and three outdoor kitchens will also be on site.

“It’s a pretty elaborate and unique amenity package,” Mr. Crignano adds.

Additional attractions and activities abound nearby, from upscale grocers, restaurants and designer stores in Rosedale and Yorkville to bars, eateries, museums and theatres along Yonge and Bloor Streets.

“You’re in close proximity to Bloor Street and the subway, so this is priced in a very affordable range,” Mr. Crignano states. “Just a block west of you, you’re in the Bloor and Yorkville community … so you’re in close proximity to that neighbourhood, but you’re able to pay a lot less [for a home].”

Expansive windows and balconies will bring the outdoors into 560 units, including a majority between 500 and 700 square feet.

“It not only enjoys views southwest, but great views of the Rosedale Valley, which is also very unique,” Mr. Crignano adds.

Buyers can select from one- and two-bedroom plans with or without dens and some contemporary townhouse.

“The towns are multilevel and … will have access to the street and interior corridor, so they function as a townhouse, but also function as a condo,” Mr. Crignano explains.

“There are three-bedrooms and two-bedrooms, but the layouts are all different.”

Standard appointments will include nine-foot ceilings, laminate floors and kitchens with granite counters, porcelain tile backsplashes and stainless steel Energy Star appliances.

Occupancy is slated for spring 2019.
