The Action: Most of the homes in the Parkwoods neighbourhood were selling at or around their asking price earlier this year, but this semi-detached bungalow drew a substantial $47,000 premium from one of three bidding parties.

What They Got: Minor repairs and a fresh coat of paint enhanced the strengths of this solid brick structure featuring three bedrooms with hardwood floors, carpeted living and dining areas and an eat-in kitchen with ceramic floors and stainless-steel appliances.

A recreation room and family room with a wet bar and wood-burning fireplace are located in the basement, which has one of two bathrooms and a side entrance to the private driveway, two sheds and fenced 34-by-105-foot lot.

The Agent's Take: "There were other homes for sale, but this was probably the best offering in that price point," says agent Mark Oulahen.

"The house was in fairly original condition, but the sellers did everything we told them to in regards to little things they could do to tidy up and make it really shine."

The layout of this 1960s home was another perk. "There are semi-detached bungalows and back splits for that age of home, and some two-storeys. But the bungalows I find the best because the basements have above-grade windows and high ceilings," Mr. Oulahen states.

"[Plus], they have a separate side entrance, so they can rent the basement out for $1,000 [monthly]."
