LISTING AGENT Harman Atkins, HomeLife/Cimerman Real Estate Ltd

The Action: Just 15 minutes west of Toronto's downtown core, this one-bedroom plus den suite was quick to attract traffic once the price was lowered to $329,900. It sold within a week after that.

What They Got: In the tallest of three high-rises in a condominium complex in Mimico, this eighth-floor suite has views of the city and lake from a wall of windows in the open living and dining area and a den with French doors to a master suite with his and her closets and a four-piece bathroom.

For additional convenience, there is a powder room and ensuite laundry facilities, plus a locker and parking.

To modernize the 22-year-old space, carpeting was recent replaced with laminate floors and the U-shaped kitchen redone with custom ceramic backsplashes, maple cabinetry, granite counters and stainless steel appliances.

Utilities are part of a monthly fee of $641, and residents have access to a gym, indoor pool, tennis, squash and racquet courts, as well as a recreation room, 24-hour concierge and visitor parking.

The Agent's Take: "It's located within the Marina Del Ray project, which is a very popular development in the South Etobicoke waterfront area for folks who don't want to be or don't need to be downtown or pay the real estate prices downtown," says agent Harman Atkins.

"The rec facilities there are outstanding, it's like being a member of a private club or spa."

Highlights of this unit stem from its desirable layout and look. "Because of the unit's particular location within the building, it allowed for an actual entrance foyer before you walk into the unit, and most condos being rectangles or squares, they don't allow for that," adds Mr. Atkins. "This unit was also very nicely renovated."
