The Agent's Take: "What makes this particular unit so unique in this building is that the east-side [unit] overlooks a ravine, Mimico Creek and a park, called Tom Riley Park," says agent Terri Perras, who estimates vacancies up to twice annually.

"Not only do you have a ravine setting, you have quick access to the subway and shops and what have you on the Queensway, right down the street."

This suite also exudes a sense of grandeur. "It's a ground-floor suite and there are only maybe five ground floor suites in the whole building, and it has 10-foot ceilings whereas the rest of the building has nine-foot ceilings," Ms. Perras adds.

"It also has a walkout to a terrace, which was lovely, also overlooking the courtyard and ravine."
