LISTING AGENT Cathy Methven, Sutton Group Old Mill Realty Inc.

The Action: At Radio City, this one-bedroom corner suite was listed for $329,000 earlier this year, but when a buyer immediately offered just that, the seller upped the price to $339,900. The buyer complied, not wanting to jeopardize the chance of home ownership in the well-regarded downtown building.

What They Got: In 2005, the former site of CBC's headquarters and studios was redeveloped into a high-rise community with modern suites like this corner model with an open entertaining area by the sliding balcony doors and a dining area off the kitchen.

A bedroom, full bathroom and laundry facilities rounds out the unit, which has a locker and parking.

Each month, $447 is due for 24-hour concierge, a fitness and party rooms, among other things.

The Agent's Take: "This corner suite was 557-square-feet according to the builder plans, but its great 15-foot [wide] balcony and bright northwest corner location made it feel much larger," says agent Cathy Methven.

"While many of the suites are being renovated before coming to market as the resales come about, this suite was original, but in good condition [with] stainless appliances and laminate floors."

The urban location was also a key feature. "The trendy Radio City south complex boasts a Walk Score of 97 and is popular with those working and studying in the Ryerson and Eaton Centre area who prize the downtown convenience," Ms. Methven states. "A large grocery store in the former Maple Leaf Gardens, great restaurants, theatres and the Financial District are all easily walkable."
