LISTING AGENTS Sue Mills and Sarah O'Neill, Royal LePage Signature Realty

The Action: Just a couple of blocks from both Riverdale and Withrow parks, this semi-detached Victorian was listed midweek to allow for about four dozen showings and two open houses before the offer presentation date the following week.

One visitor trumped seven other bidders with a proposal of $257,900 over the $989,800 asking price.

What They Got: Since 2011, more than $70,000 was invested in this 2,094-square-foot house, starting with three remodelled bathrooms and a more modern kitchen with heated slate floors, Caesarstone quartz counters, stainless steel appliances and a powder room.

The 726-square-foot basement was dug up, and now has seven-foot ceilings and new carpets in the recreation room and office, which has a walkout.

Updated hardwood floors were laid in the living and dining areas, while the flooring was refinished in the three bedrooms on the second floor, including one with a tandem room.

A sky-lit third-floor master suite features a walk-in closet and bathroom with access to a deck overlooking the 18-by-110-foot grounds, where the back fence, garage roof and siding were replaced.

The Agent's Take: "This is a move-in condition type of house," agent Sarah O'Neill said. "[Buyers like] the combination of incredible space over four floors with the height of the ceilings with a Victorian feel, but with all of today's style and finishes."

Without question, this house's locale spoke to most buyers. "We're in Riverdale, which is a fabulous community highly sought out for access to TTC and the subway and amazing shopping on Queen Street and on the Danforth, plus you've got parks all around us and terrific schools," Ms. O'Neill said.

"We're in a very urban environment here, but you really feel a sense of community when you're in Riverdale."
