CO-OP AGENT Honey Moore, Royal LePage Real Estate Services Ltd.

The Action: Long-time homeowners in the Cricket Club and Loretto Abbey area wanted a large, carefree condominium with up to three bedrooms close to Yonge Street shops and restaurants. Governor's Hill was an immediate favourite where this more than 3,000-square-foot suite was listed.

What They Got: About two decades ago, a heavily treed stretch of Yonge Street was redeveloped for a pair of mid-rises with more than 100 suites, including this two-bedroom unit with hardwood floors, south-facing windows and five patio walkouts, including one from a second bedroom, and living and family rooms sharing a two-sided gas fireplace.

Monthly fees of $2,062 to pay for water, heat and cable, along with 24-hour concierge, guest suites, pool and fitness and game rooms.

The Agent's Take: The real attraction of this second-floor suite was its size. "My clients needed a very large space and the unit they bought … has the space they dreamed of and more," agent Honey Moore says.
