The Action: Near the Sunnybrook Health Sciences Centre in Lawrence Park, this detached bungalow received a solid offer the second time on the market under the direction of a different agent – Julie Kinnear – who staged the interiors and adjusted the price to under $1.9-million.
What They Got: In 1954, this brick structure was built on a 60-by-133-foot lot with a 2,530-square-foot plan and refit last year with oak herringbone floors and three modern bathrooms.

The Agent's Take: "It appealed to renovators and people who wanted one level [living] because it's pretty hard to find one-level houses in that area," says Ms. Kinnear. "When they originally built it, they didn't put a basement in it because the clients were downsizing and they knew they weren't going to need or want stairs, so it was unique."
Some buyers had bigger ideas in line with four- and five-bedroom homes nearby. "The lot size was so large, it would handle a second story and more square-footage," adds Ms. Kinnear, who enjoyed her childhood in the area.
"It's an amazing place to grow up with spectacular public schools and sports for kids. It's an extremely family-oriented neighbourhood."
