LISTING AGENTS Irene Kaushansky and Philip Brown, Keller Williams Neighbourhood Realty

The Action: The prestige of living on a Riverdale street made famous by a popular television series is often the basis for bidding wars over properties on De Grassi, such as this semi-detached house. It sold for $140,000 over the list price after about 30 showings and four sets of open houses in the week leading up to the offer date.

What They Got: This more-than-century-old Edwardian sits on a 20-by-99-foot lot, facing a treed street. The house has three levels of finished living space with original baseboards and new crown mouldings throughout, plus a secondary kitchen, two bedrooms with laminate floors and one of three bathrooms in the basement.

The cross-hall plan places the main staircase – which leads to three second-floor bedrooms and a third-floor family room – between a front dining room and a central living room that connects to a kitchen revamped with hardwood floors, custom island, quartz counters, pot lights and walkout to a deck, patio and mutual driveway.

The Agent's Take: "It has beautiful curb appeal, a lot of living space and a good-sized third floor, plus a finished basement," agent Irene Kaushansky says.

"It has really well-preserved, original characteristics and character with all modern updates, like the kitchen was nicely renovated – it was stunning – the bathroom was very nice and there was a main-floor powder room, which is quite rare for this type of house."

Distinguishing features of this 1,900-square-foot house were also functional ones. "Buyers that were really drawn to it really liked that unconventional layout and liked having a formal dining room," Ms. Kaushansky notes. "In some cases, you have either a yard or parking, but here you have both."
