The Action:

On a maturely treed cul-de-sac near High Park, this 2 1/2-storey house was visited by nearly 150 buyers with private showings and more than 200 shoppers who dropped by the open house. The large turnout translated into nearly a dozen buyers with registered bids.

What They Got:Several decades ago, a high-rise developer planned to raze low-rise homes on the east side of Gothic Avenue for a large development. But after opposition from locals, the existing homes were left intact on the grounds of the condominium community. Among the properties preserved was this semi-detached house, which now pays a monthly fee of $182 for cable and access to the high-rises' amenities, services and garage. Inside, there is a living room with marble fireplace, pot lights and new hardwood floors that flow into a dining area, as well as an updated kitchen with marble floors, stainless steel appliances and a walkout to a two-tiered deck that fills out the entire yard. Carpeting cushions the family room on the basement, which houses the smallest of two bathrooms. Four bedrooms are spread out on the second and third floors.

The Agent's Take:"It's part of the complex behind it – at 50, 80 and 100 Quebec – so the perk with that is … it gets two parking spots in the garage downstairs … basic cable, and they get to use all the facilities, which include the pool, tennis court and gym, and all their snow is shovelled," agent Michael Inwood says.

"It's a very unique situation and I think it's a huge bonus." Plus, the property is in a convenient and safe location. "That street is very kid and children friendly. Nearly every second house has younger kids and a lot of pets," he says.
