The Action: About a dozen showings were lined up for this detached, brick residence house near James Gardens and Lambton and Scarlett Woods golf courses along the Humber River. As one of few backsplits amid two-storey houses and bungalows in the prestigious neighbourhood, two potential buyers registered offers.

What They Got: What looks like a bungalow is a backsplit residence with five levels of staggered living space with multiple walkouts to the private, 50-by-189-foot grounds and an attached double garage.

Finishes vary throughout with marble floors in the foyer and eat-in kitchen, which has sliding doors to a small deck, hardwood floors and crown mouldings in the front living and dining room and broadloom in the three upper bedrooms, including a master suite containing a walk-in closet and one of three bathrooms.

Casual-entertaining areas are located on the three lower levels. The first one down from the main floor has an office and a fireside family room with rear sliding doors to a covered patio; the next floor down has a gym and recreation room with a wet bar; and last of all, the basement has work, play and storage rooms.

The Agent’s Take: “That was on a very large, beautiful lot,” says agent JoAnne Gludish. “And the house was well set back from the road.”

Inside, three quarters of the home was staged to showcase its structure. “It was in original condition, but very well maintained, and it was a large home,” Ms. Gludish notes. “That lower level often does not get dug out in a split level home … but in this case, they dug it all out, so it was a whole extra lower level.”
