LISTING AGENT Kevin Alvarez, Royal LePage Real Estate Services Ltd.

The Action: Buyers had a few properties to choose from in the Wychwood community this summer, yet this renovated semi-detached house with parking quickly reeled in two dozen serious buyers. On the offer date, competing bids pushed the final price up to $1.085-million.

What They Got: About eight years ago, the sellers completely gutted this roughly century-old house on a 25-by-100-foot lot to install updated mechanics, new jatoba hardwood floors throughout areas like the fireside living room and a contemporary kitchen that is now open to the dining area and features an island, granite counters, stainless steel appliances and French doors to a cedar deck.

Upstairs are laundry facilities and four bedrooms, including one with a fireplace and another remodelled with a walk-in closet and one of four bathrooms with marble floors, a claw foot tub and shower stall.

The basement suite contains sleeping, living and cooking quarters.

The Agent's Take: "It's a destination neighbourhood where people walk to do their shopping along St. Clair. There's also the Wychwood Barns that is close by and it's a good school district too," agent Kevin Alvarez says.

"Usually with semi-detached homes you get around 2,400 square feet, but on this block of the street, you get almost 3,000 square feet – they're quite large with three storeys – and this one has a basement apartment as well."

Further swaying buyers was its makeover. "The big difference between this one and other homes in the area is they have a really nice open plan on the main floor," Mr. Alvarez notes. "The other thing is they turned the third floor into a master bedroom retreat with a really large, five-piece ensuite with a nice claw foot tub."
