LISTING AGENTS Josie Stern and Valerie Benchitrit, Sutton Group-Associates Realty Inc.

The Action: Just a few blocks from Wychwood Barns, this triplex was seen as a prime real estate, so there was a constant flow of shoppers with contractors and architects during two open houses and 30 mid-week showings. Before the week was out, there were four competing offers.

What They Got: This three-storey, brick structure, built in 1910, is set up with three units, each with a bathroom, living area and kitchen with a fridge and stove, plus a private driveway on the 45-by-156-foot lot.

Notable features include a fireside living room, a dining area with French doors and a kitchen with a walkout to the deck from the one-bedroom suite on the main floor, as well as a second floor deck with spiral stairs down to the treed grounds off the kitchen in the two-bedroom suite on the second floor.

The Agent's Take: "Properties like this don't come up every day. It's not your typical cookie cutter house," says agent Josie Stern. "It has old pocket doors and French doors, stained glass, hardwood floors, beautiful mouldings and very high ceilings. And the whole house was a stone home, which is very unusual, and it also had very unique eavestroughs and fascia, it was like Japanese-style that flared."

Plus, buyers were a fan of outdoor amenities. "[Buyers] liked the park-like backyard," says Ms. Stern, who cites most lots merely 25 or 30 feet wide. "Hillcrest Village is buzzing with activity and progress [with] upscale shops like the popular Roast [Fine Foods] where local residents line up out the door to pay for the aged beef; Pain Perdu's delicious smells wafting through its doors; Leah's Desserts' owner welcoming the neighbourhood with her warm personality; and Rocket cyclists enjoying their after-spin coffee at Starbucks."
