LISTING AGENT JoAnne Gludish, Royal LePage Real Estate Services Ltd.

The Action: In a community near the junction of Bloor, Kipling and Dundas, this detached, side-split residence's unique features put it in a category of its own, so it brought in 30 interested parties and families in particular. Before the end of the week, the seller had a choice between two competing offers.

What They Got: This original brick residence has four levels of living space, including a basement refinished just last year, an attached double garage and a south-facing backyard on the 50-by-100-foot lot.

Inside is a carpeted living room, adjacent dining area and an eat-in kitchen on the main floor with stairs up to four bedrooms and one of two bathrooms.

For casual entertaining, there is a fireside family room on the lower level with sliding doors to a deck, and further downstairs are recreation and games rooms with above-grade windows.

The Agent's Take: "This was a newer build, about 20 years old, and the style of it was unusual, it was quite large. Here you'd see more bungalows and semis," says agent JoAnne Gludish. "And they had a flood in the basement, so it's brand new."

Many buyers were also lured by its address.

"Everything in Etobicoke is flying now," Ms. Gludish adds. "It's in a good location to access transportation."
