The Action: Last fall, there were at least a dozen other houses listed in this patch of eastern Leslieville, many of which were large properties requiring lengthy marketing campaigns. But this detached, three-storey house had passersby imploring the agent and her staging team to give them a preview tour even before they could ready the property for an open house. Once the staging was complete, 60 groups attended the open house and another 40 private showings were conducted over a week. The excitement culminated in a four-way bidding war.

What They Got: The roof and tankless water heater are the newer parts of this 104-year-old residence with formal principal rooms and two original fireplace mantles, including one in the largest of five bedrooms upstairs.

The kitchen contains a pantry, appliances, including a gas stove, and access to a stairwell to the fenced 24-by-147-foot lot and garage off a laneway, as well as a concrete-clad basement with a recreation room, den and one of two full bathrooms.

The Agent's Take: "It's 20 to 30 steps to Queen Street East shops, 24-hour TTC, and across from a school and community centre," says agent Linda Ing-Gilbert.

"It's an even rarer opportunity to get into a detached [house] in this sought after East Leslieville neighbourhood as most of the houses are … semi [detached]."

The longevity of certain features also gave a unique personality to the home. "Some of the other ones were cookie cutter or they were small, but this had the checklist that everybody was looking for," Ms. Ing-Gilbert notes.

"[For instance, it has] original domed plaster ceilings in the living and dining rooms, a traditional layout with sliding wood pocket doors and original well-maintained strip hardwood flooring."
