The Action: Last year, agent Mary Jo Vradis made a list of recommended renovations to get a better return for this two-storey house in light of the increasing number of newly built homes in the area near Stan Wadlow Park. Even though market activity was slowing down for the summer, the seller's effort paid off with a steady stream of traffic and multiple offers.

What They Got: In the past six months, this 1930s structure on a 20-by-100-foot lot was remodelled with new roofing, windows, mechanical systems, front and back decks, as well as two updated bathrooms and stylish eat-in kitchen with laminate, tile and stainless-steel finishes.

Oak hardwood floors were redone in areas like the living and dining area and new broadloom laid in the two bedrooms upstairs and family room in the basement.

The Agent's Take: "It was a complete gut reno … and a nice condo alternative with high ceilings and a Victorian feel," says agent Mary Jo Vradis. "And [the seller] built a beautiful new cedar deck, so the first thing you smelt when you walked in was cedar."

Even the outdoor space was ready for the buyers to use. "It has a nice big backyard, great for first-time buyers or even people downsizing," Ms. Vradis adds.
