The action: The paucity of listings for west-end properties last fall made almost any available house stand out, so buyer attention focused on this detached, two-storey house. More than 90 shoppers came through the doors and several with a taste for renovation engaged in an intense five-way bidding war, pushing the final price into the high $800,000s.

What they got: For eight decades, the same family occupied this century-old structure with 1,640-square-feet of finished living space and an unfinished 670-square-foot basement, plus two-car parking on the fenced 18-by-125-foot lot.

  • The current set up includes kitchens and bathrooms on the main and upper levels, the former of which also has living and dining rooms and one bedroom with nine-foot ceilings, and the latter with an office and two bedrooms.

The agent's take: "It's just north of Bloor Street, so it's in prime Bloor West, so it's a very walkable area and very accessible with the TTC at your door," says agent Mary Jo Vradis. "It has two-car parking, which is very rare to have in that neighbourhood … [where often] it's none or one."

The extra deep lot also gave buyer more room to work with inside. "The house is actually bigger than it looks inside, so it has lots of potential," Ms. Vradis states.

"Everyone is looking for these types of projects and there aren't many to find where people can put their own personal touch on."
