The Action: Clients of Mary Jo Vradis took their time finding the right house to fit their needs, but late last year the stars aligned for them at this top-to-bottom renovated home on a 25-by-99-foot lot near Riverdale Park East.

What They Got: A local builder, Mayfair Reno Corp., refurbished the brick exterior of this three-storey house, but gutted the interior for a more modern layout and high-end look, from a glass-paneled third-floor deck to a skylit carport and garage off a laneway.

Inside is a fireside living area and central dining space with hardwood floors and pot lights, as well as a rear family room and kitchen with built-in speakers, large island, custom cabinetry, stone and stainless steel appointments and sliding doors to a custom stone patio.

For privacy, there is a second-floor office and four bedrooms, including a master with his-and-her closets and the largest of five bathrooms, as well as a fifth bedroom off a lower-level recreation room with heated floors.

The Agent's Take: "There are not as many detached homes on the street and it's a really good size home," agent Mary Jo Vradis says.

"And it stands out in that the quality of the finishes are not comparable to anything else. It's more like a Playter Estates home."

The builder also agreed to alter the floating staircase to the buyers' specifications. "[The builder] allowed us to design what we wanted, so we ended up putting in a custom stainless steel bar in between each stair up three floors. I don't know any other builder that would do that at their cost."

The house had the added bonus of two-car off-street parking, a rarity in the neighbourhood.
