The Action: Last year, this detached residence wasn't the only home listed near Etobicoke's waterfront, so it was strategically priced around $750,000. After more than 50 showings and steady procession of buyers at the open houses, half a dozen offers were presented for the seller's consideration.

The Agent's Take: "It had lake access and it was on a private street as opposed to a through street in that pocket, which is particularly nice," says agent Sarah McLean. "It was great for families and young kids."

Recent changes also catered to a large demographic. "It was a two-storey, three-bedroom house with two bathrooms, which is fairly typical of what is in that Mimico pocket," Ms. McLean adds. "[Plus] it had a renovated main floor and updated bathrooms."
