The Action: This one-bedroom-plus-den unit at Medland Lofts in the popular Junction community sold in a bidding war after two weeks of promotion this summer, but not every loft there sells in a similar fashion, notes agent Julie Kinnear.

What They Got: In 1998, the commercial space inside this 1920s, art deco building was transformed into nine residential ones, like this 1,050-square-foot loft with 101/2- and nearly 10-foot ceilings on the main and second floor respectively.

Off the front entrance, there is a U-shaped kitchen with laminate wood floors, stainless steel appliances (including a gas stove), granite counters and a breakfast bar overlooking the dining area and entertaining space by the windows.

Storage is hidden beneath the stairs to the second floor, where there is one of two bathrooms, a master suite with a laundry closet, and an open den – or second bedroom – with sliding doors to a 130-square-foot deck with a gas outlet.

The unit has a locker and monthly fee of $258. Parking can be rented monthly for $50 in a Green P lot across the street.

The Agent's Take: "It has large square footage and a very easy, turnkey lifestyle since the place was done and you didn't have to renovate it," says Ms. Kinnear. "The deck was west-facing and large, so you could easily entertain."

Few buildings are of similar stature as the Medland Lofts. "You're not in a big condo, you're only on the second floor, so it's small and intimate," says Ms. Kinnear. "[Plus], it means you're all responsible for the place."
