The Action: Despite competition from several other Lawrence Park houses last fall, this grand estate attracted bids from three serious suitors, including one who felt it worthy of $126,000 more than the $1.049-million list price.

The Agent's Take: "The addition done in 1995 gave it a third-floor master retreat, including a separate room people used as a television room or an office, so that made it quite unique," agent Patrice Gale says. "Plus getting an ensuite is a bonus because a vast majority of homes don't have ensuites."

Not even the outdoor space was overlooked. "It had a beautiful backyard with an enormous deck," Ms. Gale says. "It was so big, there were large, separate spaces for dining and casual sitting."
