LISTING AGENT Boris Kholodov, Royal LePage Real Estate Services Ltd., Johnston and Daniel Division

The Action: Among the many units for sale in the expanding Concord CityPlace community by Rogers Centre, this one-bedroom-plus-den suite at Harbour View Estates was seen by about 20 buyers in less than a month. A few shoppers presented offers that were passed over by the seller, but patience was rewarded when two more offers came in at almost the same time in February.

What They Got: More than 660 square feet of space was carved out of a nine-year-old highrise for this east-facing unit. It has updated wood floors in from the open den and galley-like kitchen to the combined living and dining area with floor-to-ceiling windows and sliding balcony door.

Supporting elements include a four-piece bathroom and laundry facilities, as well as a locker and parking.

Monthly fees of $400 cover all utilities, concierge and use of a 30,000-square-foot amenity centre with a gym, pool, games and recreation rooms.

The Agent's Take: "It was professionally staged and some improvements were done, such as new flooring," agent Boris Kholodov said. "It was a very functional layout, typical of a CityPlace condo."

Parks and sports facilities also fill and surround the complex. "Young professional buyers that are single and stating out are usually interested in places like this," Mr. Kholodov said.
