LISTING AGENTS Irene Kaushansky and Philip Brown, Keller Williams Advantage Realty

The Action: Several buyers travelled to a high-rise condominium near the waterfront to seek out this one-bedroom-plus-den suite. Buyers with low offers were rejected in the first few weeks, but two rival offers made simultaneously actually drove up the final sale price to $349,000.

What They Got: The dominant feature of this suite are the walls of south-east windows everywhere from the master bedroom with his and her closets to a combined living and dining area with a Juliet balcony.

High quality finishes are apparent in areas like the open kitchen, which has stainless steel appliances, ceramic backsplashes and dark stained hardwood.

Essentials include a four-piece bathroom and ensuite laundry facilities, plus a locker and underground parking.

There is a monthly fee of $427 that covers all utilities. A gym, indoor pool and concierge service are available to residents, as well as parking and suites for visitors.

The immediate surroundings is virtually a recreational playground filled with nature trails, parks and beaches.

The Agent's Take: "This unit had just about the best views of any unit I've seen in that area," agent Philip Brown said. "It had views not only of Lake Ontario and the city profile, but because of the position of the unit in the building, it also had awesome views over Grenadier Pond and High Park."

The décor also complements the prime locale. "The origin owners had done a nice job of upgrading and adding nice hardwood, granite and natural products – rather than going modern and cold – so it brings in the landscape," adds Mr. Brown.
