The Action: Professional photographs and videos are largely considered essential methods to showcase properties these days, but agent Marni Lokash was restricted to words to describe this renovated semi-detached house due to privacy concerns. But her prose was enough to prompt an in-person visit from six buyers, including house hunters seeking an investment property.

What They Got: A majority of south Annex residences are vintage Victorians, such as this more than century-old brick structure, which was gutted to the studs and re-fabricated as a modern, two-storey home with a one-bedroom and one-bathroom basement suite.

The owner's unit contains three carpeted bedrooms upstairs and three bathrooms, as well as a living room with a gas fireplace, open cooking and dining areas, and a family room with a patio walkout to the 18-by-95-foot lot.

The Agent's Take: "The major draw … is the location just being literally steps to Harbord [Street] and all the great restaurants there and College Street vibe you get with the cafés, restaurants, amenities and transportation," Ms. Lokash said.

"It did have three bedrooms and four baths, including one in the self-contained unit in the basement, so it was a lot of house for a semi-detached [house] on a pretty narrow lot."

According to the buyers' agent, Nutan Brown, this home's condition surpassed others they'd seen in adjacent neighbourhoods. "It wasn't in [the buyers'] original preferred geographic boundaries, but the house was so perfect and beautiful," Ms. Brown explains.

"It has a fabulous basement apartment – which truly does not feel like a basement apartment since it's quite well lit with good height and a nice size space – and the main living area upstairs was just beautiful with high ceilings and Victorian details."
