The Action: In the St. Andrews Heights community south of the University of Calgary and west of the downtown core, this custom stone and stucco residence had months of market exposure, but no deal was signed.

So the sellers recruited different agents – Daren Gull, Kyle Stone and Jeff Tincher – who heavily promoted the property and reduced the price to $2.4-million. As a result, a bid was registered after two showings were conducted in one day.

What They Got: In 2009, Timberock Home Developments constructed this 3,531-square-foot house with state of the art operating systems, appliances and appointments, including elaborate wood and stone finishes, a Forno pizza oven and curved archways, windows and ceilings.

Formal and casual gatherings can occur simultaneously with a fireside living room and open dining area off the kitchen with 10-foot ceilings, plus lower level media and games rooms with a wet bar and wine cellar.

For privacy, there is a main floor study and two bedrooms upstairs, including a master suite with a second gas fireplace, dressing room and one of four bathrooms, along with a guest bedroom in the basement.

Outdoors, the sloping 0.15-acre lot was carved out for a heated front driveway to the triple garage, rear putting greens, pond, stone waterfall and tiered garden visible from two covered terraces with fireplaces.

The Agent's Take: "It was in an awesome area really close to the university and five minutes from downtown," says Mr. Gull. "It was arguably one of the most premium builds in that area. It was definitely the highest priced listing ever sold in that part of town."

But the price was warranted given the extravagances throughout, including televisions hidden in the artwork.

"It was a really warm, comfortable house and they tried to mimic the feeling of being at a resort," Mr. Gull elaborates. "It had its own golf putting greens and really exceptional outdoor areas with big screen TVs, built-in barbecue and lots of stonework.

"There were a lot of things about this house that were way above and beyond what you usually see."
