CO-OP AGENT Mary Jo Vradis, Royal LePage Estate Realty

The Action: Agent Mary Jo Vradis scouted various pedestrian-friendly communities to find her clients a family home with space for a pool. Once they stepped into this detached Etobicoke residence, they were so nervous other open house guests would love it as much as they did, they made a pre-emptive bid to bypass potential competition on the offer date.

What They Got: Five years ago, a 50-by-200-foot lot was newly completed with this 3,500-square-foot house that has exquisite entertaining areas and countless conveniences, such as a central vacuum system, direct access to a garage and a walkout to a south-facing backyard from the dining room.

Interior appointments are upscale with wainscotting, crown moulding and hardwood floors in the sitting area and living room, a gas fireplace in the rear family room and granite-topped island and stainless steel appliances in the kitchen.

Floating stairs lead up to three bedrooms, including a master suite with a walk-in closet and five-piece bathroom, which is the largest of the four bathrooms.

A tiled office and fireside recreation room round out the basement.

The Agent's Take: "It's a 50-by-200-foot lot, which is kind of unheard of in prime Bloor West," Ms. Vradis says. "And it's honestly a two-minute walk to Kipling subway and Bloor Street."

The home itself allowed buyers to reside or renovate it to suit their timeline. "It's not a huge home, but it's certainly big enough with room to do stuff with it because of the lot," Ms. Vradis says.

"[Otherwise], it's in move-in condition and had been renovated … so they could add finishing touches to it if they want."
